The position offers a highly rewarding andstructured career for a motivated individual who seek a leading role with a much sought after national concern.Job PurposeA pivotal role in building a property team centre of excellence.Find creative solutions to resolve difficult, unusual or stuck rent reviews and lease renewalsExpert input to mediation and aribitration of unresolved rent reviews and lease renewalsStrategic advice and negotiation of Head Lease interestsDevelop innovative training/coaching solutions to develop operational expertise in rental managementWork as a team member to ensure consistency of approach across the business and develop comparable measuresMonitor the wider market and benchmark our rental performance against the marketScope of RoleBeing a pivotal role in the departments centre of excellence, the role will enhance our return on asset from securerent.Being one of three (North, Midlands, South) and field based, the role will provide a key contact within the company forfocus on rental opportunity.The role will involve a direct relationship with both external agents, members of the Portfolio Management team andRegional Estates Executive to ensure both consistency and quality of information.This key role will require networking with leisure property professionals at every level to ensure that our approach torental management is seen as being consistent and fair but firm.The role will also involve working with the Estates Director to develop coaching and development of our operational teamwho have responsibility for operational fulfillment of Property Rental Strategy.Core Competencies and Skills:RICS qualified with at least 10yrs PQEBroad knowledge of the licensed leisure property sector.Planning and organization skillsExtensive knowledge of mediation and arbitration processes and preferably experience of preparing case submissions formediation and arbitration.Extensive knowledge of the key financial statements and the profits test method of valuationA knowledge and understanding of commercial leasesAn understanding of the legal processes and Landlord and Tenant ActResults driven, always meets deadlinesHighly numerate, with good IT skillsExcellent negotiating skillsSelf confident and independent mindedAbility to think outside the box.Self starter a decision maker / able to work on own initiativeExcellent networking skillsA team player and able to form collaborative work groups both outside and within the Company.
